Louis and his team were scheduled to arrive day after big snow storm, not a problem, Louis was there right on time like he said, his team was very polite and took extra care that nothing was damaged bringing gear in and out. The job itself looked like a tough one for me as the floors was not in very good shape (stains and uneven), Louis didn't bat an eye and took extra time sanding to get it just right and once all complete I was stunned at how good it came out, he truly takes pride in his work. Luis did a great job on my daughter’s bedroom wood floor. We had him do a white wash finish that turned out beautiful!!! The floors were damaged in many areas once we removed the carpet. We were finishing our basement and had to stain red oak stairs, shelves and a 16’ bench top for a custom built in media stand. Luis and his team were determined to make us happy with the job! We kept going back and forth with whether or not to go with semigloss and Walter was very patient and helped us decide when we were having doubts about going with satin. We didn’t feel rushed or that we were bothering them. They are pleasant, respectful, professional and reasonable. They put tarps down and were meticulous with their cleanup. We purchased a new house, that due to our asthma issues, needed to have the carpets removed and parquet wood floors repaired and sanded. These guys did a great job with my flooring which was old and in terrible condition. The previous owner had older dogs who peed all over the floor so Luis and his guys did a great job so now it's looks beautiful.

Initially we went with the oil based polyurethane but we couldn't take the smell and also the high level of the VOC almost 500 per liter so we had the guys strip the first layer of the oil based polyurethane and sand it again. After that they applied water based amberseal and two coats of water based polyurethane which has only 125 VOC per liter which is very low.



Research shows that oil based polyurethane is very toxic. Also it takes a lot longer to dry and the smell stays for a long time. Water base polyurethane dries fast and the smell goes away literally within two or 3 days. They have very competitive pricing and are very friendly.

It has taken me a while to write this review but it is well worth the wait. Luis of Royal Sanding was number four of a total of eight contractors I met with for work on my floors. Eight. I met some real doozies. It pays to do your due diligence as let's face it, there are real idiots out there. Know your verbiage. Research. From the time I met him, there was something about his demeanor that I liked. Luis knew what I wanted before I could find the words to describe it. I was going for a light, Scandinavian, beachy look. And that's exactly what I got. Luis, his brother and friend did a great job! Clean. On time. I am so pleased and everyone who visits comments on how gorgeous my floors are. I had two coats of Bona Nordic Seal and Bona Traffic HD. It was water-based and not oil so it didn't smell and dried quickly. Price-wise, the estimate was middle of the pack. Highly recommend Luis and his team!

I found this business here and knew nothing about them but the reviews and pictures were very convincing so I gave them a call. I explained it was a small job in a 10x10 room with a closet and the oak floor had been covered for at least 30 years and in rough shape. We discussed some options and I answered all of his questions about the floor and the room and he said, sight unseen, it just needed a sanding and new coat of finish and would cost X and he could come do the job in 3 days and would only take 1 day. With some mild doubt I agreed but bored for the best, we've been screwed by contractors before.

The day and time he said he'd arrive he did. He came in, looked at the existing floor, the bad floor and immediately said it would take 2 days not 1 because the existing floor was oil based, not water which I thought it was.

I was pissed because now I'm assuming the job would cost twice as much and this already felt like bait and switch. Luis explained the job would overall take less time to do in total, but has to be spread out to allow drying time between 2 oil based coats rather than 2 water based coats and the price would be impacted. I got ready to ask him to leave and he said the price would GO DOWN $75!!! I asked him to repeat himself, he laughed and said rather than spending the whole day doing the floor it was only going to take him a few hours now, and come back tomorrow for another 30 minutes and that's it.

Let me tell you how shocked I was at his honesty and professionalism. I'm today's market with inflation and all the nonsense that goes on with shady people Luis and his team were exactly what you'd hope them to be. They did an immaculate job on a really rough floor in the time they said and under budget. If I could give them more stars I would.
